The purpose of providing customers with this pricing information is to allow the customer to target an Octa-Structure that meets their budget. It is not meant to be a "to the penny" price list. It is meant to identify the major price components of an Octa-Structure such that a customer can closely estimate their cost. Costs such as shipping and erection are variable by customer location and lot accessibility. For this reason, a final contract price is calculated in our office after assessing these variables.
How does it work? Our pricing is broken down into 2 main sections, component package price and component package erection price. The component package price is for the panelized but unerected Octa-Structure. The component package erection price is the cost to a erect the Octa-Structure component package on your lot.
Also included below is pricing for options and variables such as our skylights, 2x6 inch wall studs, 10 foot high walls, computer aided drafting service and windows/doors framing.
How does the customer pay ? Our standard contract terms require 50 percent of the component package price at contract signing with the remaining 50 percent of the component package price due upon delivery. The component package erection cost is due upon completion.
Component Package Prices
Our component package is a complete panelized system to be erected on your foundation. It contains fully constructed roof and wall panels necessary to give our customers a dried in building. Windows when purchased through Oct-Structure are fully set in the assembled panels before they are shipped to your site*.
We try to maintain flexibility in our package to suit our customers needs. For example, our component package exterior siding is 5/8 inch T-111 pine. Some customers want alternate siding instead. In this example, we credit the cost of the exterior siding off the component package price. We create a factory work order that builds the Octa-Structure panels with appropriate sheating for the chosen exterior siding.

* Shipping is not included in the component package price. It is a variable cost to the customer that can usually be estimated at $2.50 a mile (one way). We will arrange shipping for the customer may do this themselves.

Component Package Erection Prices
Typically, customers contract with us to erect their building onsite. Afterwards the customer owns a completely "dried in" building. This is a building with roof, walls, and windows. All protected from the weather but no interior finishing work. Some customers then get a local contractor to finish the interior although some customers do this work themselves when they have time or money. We will accommodate the customer in most any fashion, providing foundation plans, dry in construction, interior plans, and consulting with local contractors.
Single Story component erection price will be in the $6,000 to $9,000 range.
Two Story component erection price will be in the $12,000 to $15,000 range.
Please note that the erection prices are stated as a range for cost estimate only. This is because crane rental prices, location, and terrain can affect the cost of assembly. For example, crane rental in New York is much more expensive than Alabama. Assembly on a North Carolina mountain cliff is more time consuming than a flat lake lot. When you are ready to build, we can quote you an exact price based on your location and terrain.

For $200 we will take your interior idea or sketch and produce a scaled professional interior floor plan. The floor plan will be scaled to the Octa-Structure model you desire.. The $200 will be credited toward the purchase of an Octa-Structure.

SkyLight Window Option Pricing:
The skylight option is one of Octa-Structure's most popular features. The skylight structure extends upward from the cupola edges. It contains eight sides like the Octa-structure and has eight windows. The size (measured across) varies from 8 to 15ft. The price varies from $5,000 to $9,000. The price range is due to size, and the Octa-Structure model it is to go in. A customer should carefully consider the skylight size to the model of Octa-Structure. For example, a model S1000 is approximately 25 feet across. If we installed a 15 foot skylight, only 5 feet a side of cathedral ceiling would be seen in this model. Though this would look very dramatic it does diminish the cathedral ceiling size. You can click on one of the images below to enlarge.
Windows & Doors Framing
Windows and doors are unique to every customer. Some customers want double doors, some want single doors. Some customers want large windows, some customers want small windows. For this reason we do not put windows and door framing in the price of our component package. However, a customer can easily estimate the cost by following a few simple steps. One, choose the size and number of doors for the Octa-Structure. Two, choose the size and number of windows for the Octa-Structure. Three add up, in feet, the width of all the doors and windows. Four multiply the total width, in feet, by $20. This is the cost of windows and doors framing for an Octa-Structure. The cost is figured at $20 a linear foot. Example, if you had 2 doors measuring 3 foot wide x 6 foot 8 inch high (standard size single door) the framing cost would be $120. Or 3 foot wide doors times 2 doors equals 6 linear feet. This 6 linear feet times $20/a linear foot equals $120.

10 Foot High Walls
Another Octa-Structure option is 10 foot high walls. Our standard package has 8 foot high walls. The additional height is often used for constructing lofts in the smaller Octa-Structures. However, the additional height has many other esthetic and constructional uses. Figuring the cost of 10 foot high walls is easy. Simply select the Octa-Structure model from above. (For example we will use the GulfView S1400. The "14" part of S1400 means 14 foot walls.) Multiply the wall length (14 foot in our example) by 8 (8 walls to an Octagon) to give a total wall length (112 in our example). Multiply the total wall length (112 in our example) by $25 to calculate the cost of 10 foot high wall option ($2,800 in our example).
2x6 Inch Wall Studs
Another Octa-Structure option is 2x6 inch wall studs. Our standard package has 2x4 inch wall studs. The 2x6 inch wall stud option is often used in colder northern climates. The 2x6 inch wall studs allow for an insulation factor of R19. The industry standard 2x4 inch wall stud allows for an insulation factor of R11. Figuring the cost of 2x6 inch walls studs is easy. Simply select the Octa-Structure model from above. (For example we will use the GulfView S1400. The "14" part of S1400 means 14 foot walls.) Multiply the wall length (14 foot in our example) by 8 (8 walls to an Octagon) to give a total wall length (112 in our example). Multiply the total wall length (112 in our example) by $20 to calculate the cost of 2x6 wall stud option ($2,240 in our example).

Octa-Structure Price Worksheet
The Octa-Structure price worksheet is for estimation only. This worksheet is intended to assist the customer in selecting an Octa-Structure for their budget. This worksheet will produce a price close to the final price. However, a final price can only be determined when variable factors unique to the customer have been assessed. E.G. windows, doors, floor plan, terrain, crane rental and location.
